Ron Epstein, Managing Director
Ron Epstein began his real estate career in 1984 as a commercial real estate broker in New York. In the early 1980`s he managed transactions for the sale of small businesses at startup office in Uniondale, focusing primarily on the sale of restaurants and other FMCG businesses, and later moved to Polimeni in one of his two affiliations with the acclaimed Long Island developer. In his first association at Polimeni Realty, in their brokerage division, he led their 25+ agents in production for three consecutive years, exclusively representing both property owners and national retail firms throughout the New York/Tri-State market. After then operating independently for a number of years, Ron later rejoined his former colleagues as partner and Executive Vice President of Polimeni International, to direct their renowned development program in Poland and their expansion efforts in Romania. His responsibilities as EVP required him to define, institute and execute the full scope of the development program from the ground up, then directing the development of each project from beginning to end. He led resource training; market & financial analysis; site selection, approval & entitlement, project planning & design, lease negotiation, finance and ultimately asset disposition, remaining involved in management, marketing and public relations during operation of the assets. The result was multiple properties acquired, six projects developed and four sold; including 300+ leases across more than 1,300,000 square feet of retail space brought to market. The success of this enterprise is made no less notable by the fact that it was accomplished across multiple legal jurisdictions, currencies, and languages. The first three projects, plus one in pre-development, were sold for more than $120,000,000 yielding triple digit IRR`s. Three additional projects were boldly implemented in the teeth of the financial crisis, opening between 2008 and 2010, which remain under management by the local partner.



Returning to his roots, Mr. Epstein is currently cooperating with and advising both developers and national retail brands expanding on Long Island and throughout New York State. To merge his domestic activities with his European experience and professional networks, in 2011 Ron established Baltic America Properties, LLC as platform for bespoke real estate investment consultancy and brokerage, and as a bridge for investors seeking guidance, support, structuring and management in the Polish real estate market.

Philip Okun,COO

Philip Okun has been a real estate professional for more than 30 years, having been involved in all aspects of the industry including acquisition, leasing, development, management and finance. Among the high level executive positions he has held, Mr. Okun was president of Skyline Management Corp, where he oversaw a portfolio of 3,000,000+ square feet of office, medical and retail space. Being fully integrated in the daily operations of Skyline, he directed the management team, from lease negotiation and tenant disputes, to vendor supervision, contractor coordination and facility management. As President of Polimeni International, Phil led the procurement of $300,000,000 in acquisition and construction financing in the U.S. and overseas and led the executive team responsible for development of six shopping centers throughout Poland, also having developed the infrastructure to handle management and accounting of the company's Polish assets. Phil serves on the Board of Directors of Hanover Bank, an independent bank based on Long Island, and is the author of "Make Money on Main Street—A Commercial Real Estate Guide for Residential Professionals". Phil is a licensed real estate broker in New York and Florida and lives in Huntington, NY.

Pawel Rzepecki,Country Manager, Poland

A successful retail project requires a long standing familiarity with shopping center operations, being well-informed about industry trends, and the innate ability 'respond in advance' in any situation. In addition to possessing these skills, Pawel Rzepecki enjoys myriad close relationships with industry leaders and key retailers, which is crucial when planning and executing new developments, securing new properties, or arranging a value-engineered investment or redevelopment. Pawel began his real estate career in 2000 at Polimeni International as a site locator and quickly grew in the ranks to the position of Development Director. Adding to his responsibilities, he soon took over as head of Warsaw office, overseeing operations, leasing and marketing and acting legal proxy. As head of the company leasing division, Pawel oversaw the execution of over 500 leases, totaling over 200,000 square meters for all Polimeni retail projects in Poland. Subsequent to his tenure at Polimeni, all of Pawel's subordinates have been appointed to top positions in Poland's leading real estate companies. Maintaining a high profile in the real estate industry, Pawel represents Baltic America in conferences and meetings, as well as keeping a presence at the Polish Federation of Private Employers, CEPIF, CMK Technical Training and Systems Administration; and is a member of the Polish Council of Shopping Centers.

Pawel has a post graduate degree in Real Estate Evaluation and Conveyance from Warsaw University, where he received his Real Estate License and Property Management Agent degrees and received continuing education at the University of Building Technology and University of Law and Property Administration. He is a member of the management Board of Warsaw Stock Exchange listed company O2 S.A., and is a consultant to the management boards of Termoglob and PP2 Sp zoo. Pawel in Warsaw lives with his wife and four children.
